THE ASBURY GROUP: AT A GLANCE
The Asbury Group is the project development, project marketing, information technology, operations management consulting and financial strategy arm of Asbury Communities. Over the past 15 years, we have developed and operated seven distinct communities and, in the process, established performance standards that meet or exceed those of the CCRC industry.
We owe a great deal of our success to the following key factors:
- A strong heritage of service excellence and adherence to core values.
- A well-designed corporate structure that fosters teamwork and innovative ideas.
- A proven ability to cultivate productive relationships and collaborations with community providers for our mutual benefit.
Asbury Methodist Village
Asbury Methodist Village Our very first community, located in Gaithersburg, MD, serves suburban Maryland and Washington, D.C. Its 1,286 residents live in 732 apartments and 74 villas with 272 skilled nursing beds and 133 assisted living suites on a 130-acre campus. Though AMV traces its origins to 1926, it has long since moved from the original building and now occupies a modern facility, where a number of structural, social and administrative changes have taken place, including:
- Construction of 188 apartments and a community center in our Diamond building
- Completion of 74 villas and 99 apartments in the 419 building, plus 133 suites in the Kindley assisted living building
- Renovation of 65 apartments at Park View
- State of the art cultural arts and wellness center, with a 285-seat Dolby® Surround Sound theater, indoor heated swimming pool, fitness center, closed circuit/community TV station, large meeting room, and much more.
- Addition of 100 seats to Crawford Dining Room
- Renovation of Wilson Health Care Center
- Addition of new short-term stay unit for post-hospitalizations
- Retail pharmacy and physician offices
- Outpatient physical therapy
- Underground parking garage and much, much more.
As a result of our efforts the occupancy and fill rates have improved significantly.

Asbury~Solomons Island Our 58-acre property, serving Southern Maryland in Solomons, is beautifully situated on the waterfront with 228 apartments, 72 villas and 42 skilled nursing beds. Since its establishment in 1996, Asbury~Solomons has been the site of a $24 million expansion, including a state of the art wellness center and 84 units that achieved 100 percent occupancy after six short months.

Bethany Village
Bethany Village Our first continuing care retirement community located in Pennsylvania (Mechanicsburg), Bethany Village became part of Asbury Communities by virtue of an agreement with Wesley Affiliated Services, which also owned Epworth Manor (in Tyrone, PA – see below). On its 155-acre campus, Bethany Village provides senior living options in 258 apartments, 95 cottages, 100 assisted living beds (of which 30 are dedicated to those with memory challenges), and 69 skilled nursing beds (of which 17 are dedicated to those with memory loss).
Of these living options, 138 apartments, assisted living and skilled nursing are located in a new building that opened in 2002. This state of the art structure includes a community center, full-service restaurant, casual café, and pool and wellness facility. The additional 41 assisted living beds and 138 new apartments were fully occupied just nine months from completion of construction.
Our strategic planning and well-defined marketing process provided the framework for the expansion’s successful sales and move-in, without compromising the occupancy of existing units, or the comfort and convenience of existing occupants. We're planning another expansion, this time of low-density homes at Bethany Village. Since Asbury started managing Bethany Village, it has maintained a consistent occupancy rate of 97 percent.

Epworth Manor
Epworth Manor An assisted living and skilled nursing facility located near State College, PA, Epworth Manor joined Asbury Communities through our agreement with Wesley Affiliated Services (including Bethany Village), the third corporation to become part of Asbury Communities. In 2001, we launched a $12 million expansion project at the Blair County property that was completed in August 2002. To support a more vigorous marketing effort, we appointed a part-time marketing associate to full-time status in January 2003. The residential living apartments became fully occupied at that time, while we dedicated efforts to reaching full occupancy in the assisted living and memory support neighborhood. As a result, we’re able to offer new living options to seniors who require additional services. Epworth Manor remains an integral part of a small, proud community, while its Asbury affiliation has allowed it to grow, offering exceptional services in state of the art comfort.

Inverness Village
Inverness Village In October 2000, a new start-up community,
Inverness Village, planned by a group of Protestant churches in Tulsa, OK,
became an affiliate of Asbury Communities. In 2002 construction began for
Inverness, allowing its first residents to move into their brand new apartments
later that year; campus construction was completed in March 2004. Today this
suburban Tulsa community boasts 197 apartments, 40 cottages, 20 garden homes and
a 44-bed skilled nursing center. Nearly 400 residents keep Inverness's 190 acres
teaming with activity. Eighty-eight percent of the residences are occupied, with
100 percent occupancy in the assisted living/memory support area and 98 percent
occupancy in skilled nursing.

Springhill/ForestView Retirement Community
Springhill/ForestView Retirement Community Erie, PA-based
Hamot Health Systems, one of the nation’s top 100 hospitals, approached Asbury
about bringing its ForestView Health Care Center into the fold. At the same
time, we were looking at the nearby Springhill Senior Living Community. In 2001
we acquired both facilities, expanding our affiliate locations to seven in all.
Springhill and ForestView together comprise 123 apartments, 36 villas, 34
assisted living suites and 86 skilled nursing beds on 45 acres. Since this
acquisition, we've responded to local market demand by converting eight small
one-bedroom apartments to more appealing 2-bed/2-bath apartments; effective
September 2006, we had completed the construction and move-in phases for 36
garden homes.
Since our affiliation with Springhill/ForestView, we’ve
enhanced the marketing process and communications plans, while upgrading the
data system to improve lead management and staff training. With a dedicated
marketing/sales staff and well-defined procedures, we’ve attained an occupancy
rate of 98 percent.
Unique in its breadth of residential options,
amenities and health care services, Springhill stands apart from other senior
living communities in its market. What’s more, its appealing physical attributes
reinforce the perception that it offers a higher quality of life. By emphasizing
an array of lifestyle choices, we’ve positioned Springhill as a community that
offers a high level of comfort, convenience and security. In addition, as future
market demands dictate, Springhill’s master plan is designed to respond to
further growth and remain competitive.
